Living Under A Rock In Atlanta?

If you live anywhere near Atlanta Georgia and you do not know anything about what this winter Georgia snow storm of 2014 has done to shut things down around here in Atlanta, then you must be living under a rock.


This snow storm hit us on 1.28.2014 just before Lunch and due to the fact that no one wanted to be stranded at work, we all got out on the roads from schools, to City workers, to employees that could leave at their leisure.


Need I say, not only was the issue slippery roads but all of Atlanta out on them. My son was in traffic for 8 hours just to drive a few miles and as I speak, some are still out on the roads in their car with no gas or cars left empty for a toe truck to remove it.

Here are just a few pics that I took while this winter storm of 2014 passed through Atlanta and the Cities North and South.


As the sun continues to shine the day after on this Wednesday 1.29.14, I hope that all people of Georgia are warm and dry and waiting for the sun to melt away the snow and slick icy roads. For those still some-what stranded, remember, this will pass and Spring is only 49 days away from today.

What Is The Difference Between A Mortgage Broker And A Banker???

People often ask us what the difference is between a Mortgage broker and a banker. I, Max Kallos, thought it would be helpful to differentiate.

Bank – a bank is a direct lending institution and funds its own loans. In layman’s terms the bank is the one lending the money…it is their money. The bank directly underwrites and approves loans and then sends their money to the closing attorneys office for your closing.

Broker – a broker doesn’t work for a bank however has relationships (legal contracts) with multiple banks OR lending institutions. Our company, for example, has relationships with about 20 banks/lending institutions. Some of these relationships are with banks you’ve heard of like Suntrust, 5th 3rd, etc. And some are with smaller privately held companies you may not have heard of. The banks solicit us. They want us sending them loans. As we are not bank employees they are not paying us a salary or benefits, they aren’t renting us office space, etc. For the banks there is no overhead. If we send them business it is almost all profit margin. These banks still underwrite the loans and send their money to closing. The main difference here is the money AND the underwriting is not ours (the Broker).


So why use a broker if we’re just going back to banks anyway? And is there an added “middle man” fee to use a broker? Here's a great reason to use a broker…we have access to multiple banks. Just because Suntrust rates are the best at 10 AM doesn’t mean they’ll be the best at 2 PM. We have the ability to shop multiple banks and use the banks that price right AND can close loans on time. Both of those items are key when buying a new home. What about the “middle man” fee? It’s actually quite the opposite! Most banks actually give us BETTER fees and rates than their in-house employees! Why? Because we’re not employees! There’s no overhead. No office space, salaries, health benefits, etc.

A good broker closes loans on time AND has great pricing! Always get a quote to be competitive and ask questions!

Chamblee High School is located in the City of Chamblee, Dekalb County Georgia 30341 on 3688 Chamblee-Dunwoody Rd. At time of post the school has a student body of 1512 from ninth to twelfth grades. The schools mascot is a Bulldog and their colors are blue and gold.

Mortgage Broker Question-Part Time Income...Can We Use It?

Part Time Income…can we use it?

Mortgage brokers get that question a lot.

Can a borrower use part time income? There are several rules that pertain to this.


Scenario 1: You have 1 part time job.
In general banks do not like this scenario. BUT…If you have had the same part time job for 2+ years and the income is stable some banks will look at your overall credit file and may make an exception to use this income. IE if you have lots of money saved up as reserves and an excellent credit score.

Scenario 2: You have a full time job AND a part time job.
Banks will use your part time income in addition to your full time income ONLY if you have worked both jobs for 2+ years. Meaning for the past 2 years you’ve worked full time AND part time jobs at the same time. You can have switched part time and/or full time employers but the banks want to see that you can manage working 2 jobs for 2+ years.

So how is part time income calculated?

In most cases the banks will require a Verification Of Employment from your employer that details your last 2 year work history. Hours worked, pay scale, etc. Typically your total income will be averaged over 2 years. So if you made $20K part time in 2011 and $30K part time in 2012 the bank would say you average $25K a year in part time income. The exception to this rule is declining income. Meaning you made $30K part time in 2011 and $20K part time in 2012. In this scenario the bank would at most allot $20K a year for the part time income. If they see a continuing pattern of declining income via year to date pay stubs for 2013 for example…they may not allow ANY part time income or they may use the lowest number available to them (in this scenario they would average your 2013 income over 12 months).

Always talk to your mortgage professional if you are working part time before making an offer.
